Accommodates 32 people comfortably with individual beds and a kitchen equipped to cater for everyone. Owner arranged the table to allow dining for all 32 people. Grand hall fantastic to host events when table is moved. Outside there is plenty of garden furniture. Overall clean, comfortable and a great house. Would recommend for large parties over a long weekend, hard to find a house big enough for 30+ at this price point.

A very old house with original features. We stayed here for my daughters hen do in February 2025 and it was chilly, I would take hot water bottles or extra covers. The house is located down a county road so the coach we booked to take us to Edinburgh centre had to wait on the main road, so take comfy shoes if doing this and a tourch or phone if you as some of us did walk the lane. Its a great space for games and we had a blast - a HUGE shout out to Denis who welcomed us and arranged to send some items we left back to us. He was brilliant.

Stayed here with my partner, we had ourselves a wonderfully time. Hot tub location was gorgeous as well as a beautiful dining area and living room. Would highly recommend. Only problem we had was we didn’t book more time there! 😂

Stayed here for a recent stag do with a group of 32. This house is a great option for a group this size - we were able to all fit around the same table and all have a bed. It has been recently refurbished so has a fresher feel to it compared to what older reviews have said. Definitely can recommend.

Heating Issues
Upon arrival, we were informed that the heating had "just been turned on." Given the size and age of the house, I would have expected the heating to be turned on well in advance, especially during the Scottish winter. Unfortunately, this was not the case, and my guests arrived to a cold and unwelcoming environment. For a property marketed the way it is, basic comfort—such as a warm and properly heated home—should not have been an issue.

While portable oil heaters were provided, the main oil heater in the lounge began to flicker and catch fire. This was an extremely hazardous situation, and we had to remove the heater from the room to prevent a potential disaster. The safety risks associated with this cannot be overstated.

Bedroom Availability
The property was advertised as having 14 bedrooms, but upon arrival, we found that not all rooms were open, and single occupancy had not been accounted for. No one contacted us beforehand to confirm how many rooms we required, which led to unnecessary stress on our first evening. Instead of enjoying the evening with my guests, I had to make multiple phone calls to address the issue, while one of my guests had to take over meal preparations. Eventually, the rooms were made available, but this oversight should have been managed proactively.

Electrical Failures
On Friday night, the electricity tripped, leaving us without power or heating from around 11:30 PM until maintenance arrived the next morning. The house was freezing, and my guests could see their breath indoors. This level of discomfort is completely unacceptable, particularly given the premium price we paid for our stay.

Cleanliness & Hygiene Issues
One of the most disturbing aspects of our stay was the level of uncleanliness throughout the property. On Saturday night, two of my guests discovered mouse droppings in their room. I have attached photos as evidence. While we understand that older homes can present certain challenges, the presence of rodents is unacceptable—particularly as previous guest reviews suggest this has been a recurring issue. Preventative measures should have been in place before our arrival.

Additionally, multiple rooms were in an unsanitary condition:

Hair in the bathroom shower
Fecal stains on the toilet seat
Dead bugs and blood stains on blinds
Curtains hanging off their rails, preventing proper closure
Light fittings loose and in disrepair
In the master bedroom, hot water was only available at the sink, forcing my husband and me to use other rooms for showers

Booked for husbands 60th birthday celebrations.
I would say don't go. It's run down, dirty and in a very poor state of repair. Smelled foisty with Dirty carpets, dirty furniture, stained curtains some hanging off their rails, dirty kitchen. Hot tub not maintained properly.
The grounds are not maintained and are overgrown. It's in 30 acres but there are no visible paths to walk around the estate.

The place is under renovation as of 31.02.2025.
The basement room was awful, mattresses and bedding needed put in a bonfire, and unexpected guests or mice trying to rummage in a plastic bag I has an empty rice container in.
Truly awful. More like a backpackers quick stop off.
WiFi but you couldn't connect to the Internet, no TV, and no phone signal .

Stayed here for 2 nights, rooms where lovely and the views from our bedrooms were amazing along side the hot tub which had a wonderful vibe during the evening time. Would definitely recommend!
