The Factory No.1 site is excellent. It seems as though the negative reviews are from a few years ago. Since that time, the management here have been very responsive with dealing with any issues, and there now seems to be a new person dealing with after sales who is very communicative.

When moving in I had a couple of things which I was picky about and wanted sorted (slight door adjustments), which is standard with these things, and they were fixed quickly. I got an independent snagging surveyor in and he said the quality of the build was excellent, which was very reassuring.

It’s also reassuring to know that there are people renting here who go on to buy, and people who have worked on building the development themselves purchasing here.

In my time here there’s not been any issues with heating or hot water. The residents are a lovely group and the community is one of my favourite things about the place, alongside the beautiful communal gardens.

I’ve had nothing but a great experience, the apartments are genuinely good value for money, and if I had to go through the process again I wouldn’t make any different choices.

It’s the management company do not clean the lifts and outside spaces. There’s dog Pee stain on the lift carpet that has been there for months. . The outside is equally dirty . Pay astronomical service charge to live in filth.
Do not buy here the management company ignore complaints.
The lifts have been cleaned up now however….

WARNING service charge goes up without prior warning date.

Security gates breaks down regularly.

Bikes from the locked bike shed stolen most weeks.

Pre sales was efficient but after sales experience was poor. Communication was terrible and had a resident car in my space. When moved in to the temp space it was so tight that I scratched the car. Still waiting for permit to park in ASDA temporarily. That was not on the marketing details! Not to be too bitter as a fair person I love being near the city and in concierge is great. I hope they will improve and I can right a better review in a few months.

Anyone looking to buy a property from City & Country should be very aware of their complete lack of professionalism, ability to manage a project properly, and corner cutting. You will likely experience issues that are ignored and put off, with areas of the building signed over to management company before any decent person would say it is fit for purpose -- and then the residents pick up the bill for fixing things. Ask anyone living in The General in Bristol about their experience, and you'll hear the same thing.

I am a property owner at a nearby site in Bristol also built by City and Country which suffers from repeated hot water issues due to poor boiler design. I paid £800,000 for my flat & around once a month all residents at our development (100+ properties) wake up to no hot water due to communal boiler failure. City and Country have had years to rectify and little action has been taken. Do not be deceived by "luxury" marketing language or endorsements by television personalities.
