My friend and I recently embarked on the famous Underground Ghost Tour in Edinburgh, and it was an absolutely chilling and captivating experience from start to finish. If you're looking for a blend of history, folklore, and genuine spine-tingling moments, this tour is an absolute must-do.
What truly elevated our experience, however, was our guide, John Kincaid. From the moment he greeted us, John exuded a palpable passion for Edinburgh's darker history. His storytelling was nothing short of masterful; he didn't just recite facts, he painted vivid pictures with his words, transporting us back to a time of plague, poverty, and spectral encounters. His voice, with its perfect blend of gravitas and theatrical flair, was perfectly suited to the eerie underground vaults.
John's knowledge was extensive, covering not only the well-known hauntings but also lesser-known, equally fascinating tales. He was incredibly engaging, answering every question with thoughtful detail and even adding in personal anecdotes that made the stories feel all the more real. He managed to strike a perfect balance between making us jump at unexpected moments and providing truly insightful historical context. We particularly appreciated how he acknowledged the skepticism many might have, yet presented the evidence and stories in a way that made you genuinely ponder the possibility of the supernatural.
The vaults themselves are inherently atmospheric, and John utilized the environment to its full potential, using lighting and pauses to build suspense. There were moments when a collective shiver ran through our group, and that's largely thanks to John's expert pacing and delivery.
Beyond the thrills, the tour also offered a fascinating glimpse into the harsh realities of life in old Edinburgh, making it both entertaining and educational. We left feeling a profound sense of awe and a healthy dose of goosebumps.

Our tour guide was Sawney Beane and he was in character from the onset. He engaged the audience from the very beginning and was very charismatic. Great story teller and the audience seemed very interested in his performance. Great time and would do it again.

City of Edinburgh Tours – Great Stories and Even Better Guide.

Two young Aussie travellers took the late evening (18:45) tour on 27 April 2025 with John Kincaid, and it was fantastic. John’s humour worked perfectly with the spooky stories and rich history of Edinburgh. We learnt so much about the city’s past and really enjoyed the way it was all told. The mix of facts, legends, and laughs made it a real highlight of our trip. Highly recommend it to anyone visiting Edinburgh!

This tour was a bit dull and lack lustre. While Fredrick Knox did a good job in his roll, the stories weren’t very interesting and lacked depth. I found myself losing interest. I hope you can give this a little over haul and add more.

Famous Underground Ghost Tour. This was the best tour my family and I went on in Edinburgh! Lafayette was our guide and he was hilarious, informative, and interactive. Definitely add this to your trip bucket list! My mom and I even gained new nicknames (Earless & Witch) by the time the tour ended 😅
