**Subject: Urgent Complaint Regarding Unacceptable Property Conditions and Lack of Support**

Dear LIVESTAY Management and VRBO Support,

I am writing to express, in the strongest possible terms, our deep disappointment and frustration with the experience we’ve had with your company. What was meant to be a long-anticipated and carefully planned family trip has turned into an incredibly distressing ordeal.

Upon arrival, we were shocked by the condition of the property. The front door did not lock, the home was visibly dirty, there was water damage, broken furniture and cabinets, a filthy and unusable jacuzzi, and spider webs and spiders throughout the space. The state of the property was not only unacceptable—it was unsafe and unsanitary.

Our group was so uncomfortable that we had no choice but to split up and find accommodations at two separate hotels for the night. This was not only inconvenient but also deeply upsetting, especially given the trust we placed in your company to provide a safe and welcoming environment.

What has made this situation even more disheartening is the complete lack of support from LIVESTAY. We received no meaningful assistance in finding an alternative property or even temporary accommodations. The absence of accountability and responsiveness from your team has only added to our stress and disappointment.

As a management company, it is your responsibility to ensure that the properties you represent meet basic standards of cleanliness, safety, and functionality. Guests rely on you to deliver what was promised—and in this case, that trust was completely broken.

This experience has been nothing short of horrific. The lack of care, communication, and professionalism we’ve encountered is unacceptable and reflects poorly on both LIVESTAY and VRBO.

Booked through booking.com ''Stylish Apartments London Near Wembley Stadium" which is managed by Livestay.
WORST place to stay!! Complete LIARS and FRAUDS!!! Nothing was as promised or paid for!
We were given a completely different apartment which was a whole bedroom less!!! It was impossible to sleep there! Everything was dirty! Everything was so horrible and unsanitary that we were forced to leave and find a different place to stay! The host is unhelpful and it's almost impossible to contact them! It's been over a month and I haven't even recieved my deposit back! At the moment even booking is involved. If nothing is resolved - we are even planning turning in the police - FRAUD!

Would give zero stars if possible. Stayed at a place in London that had bed bug infestation, broken washer/dryer, no wifi, TV was unusable because of wifi, AC wasn't working, floor fan didnt work, water leaked from a ceiling light, check in process was broken/ old info and had to call to get updated information, almost zero customer service, no refund of any kind given, still fighting for it more than a month later.

Anyone that books these apartment is about to be scammed! I booked this on booking.com which had perfect reviews (probably bought when you think about it) & I was HIGHLY disappointed! My son had severe atopic dermatitis, secondary bacteria infection and we travelled to London for a medical appointment. We booked this for a month and the moment I stepped into the hallway I was welcomed by horrible stench from the carpets in the hall way. The entire hallway was dusty and full of cobwebs. I assumed the rooms would be better and it was pretty much the same. The smell was so bad (I’m not sure what exactly it was) but I was worried about my child having a reaction. I cancelled immediately and let them know my displeasure. I moved out in less than 12 hours and they claimed I’ll be refunded in 5-7 days. It’s been over a month now and I’m still waiting for a refund.

Unfortunately I didn’t take photos or videos of the space as I was so frazzled, alone with a sick toddler & I needed to get out of the apartment as fast as I could.

DO NOT STAY HERE!

Bed slept in with tissues covered in who knows what, bottles everywhere, stunk of smoke, shower didn't work.

Said they would give a refund and never did. Sent me to the wrong location, one of the worst stay's I have ever had.

The worst apartment i’ve ever stayed in. Avoid this company. They also havent refunded our Ā£200 deposit. No heating, boiler broken so kitchen tap didn’t even work. Only one cold tap worked in the bathroom. Window didnt close. They didn’t provide a key for the balcony. Advertising a 2 bed with balcony yet we had no access to the balcony?

The place was already DIRTY upon arrival.

Beware of the Livestay Scammers!

I booked a 3-week stay in October with Livestay, and it was a complete disaster. The property was an absolute ruin —animal urine in the stairwell, broken glass, visible mold, and an overpowering, damp stench that made me physically ill from the first night. I managed to stay only 3 nights before deciding I couldn’t risk my health any longer and left early

Livestay offered no meaningful answer. The stopped answering my phones, and were constantly stalling and lying to me about refund. I haven’t received it to this day, as well as my security deposit.

I lost a significant amount of money and lost a job opportunity.

The cherry on top - at the end of the stay they ask to to NOT leave a negative review, because that hurts their business

Livestay is a fraudulent and will be persecuted legally by me.
