Worst agency in the town to deal with. They don't care about their tenants. While viewing the house they will say we will do professional cleaning and give you requested inventories . However once you do agree to buy that house. you will have to chase for small things. All the rubbish will be under the bed, electric switch won't work, washroom gets choked, broken bed, lock set, door, etc Which they don't care about. Even if you try to post all this on Google reviews they ask you to take your reviews back and ask you to sign legal documents. One of the worst agencies.

I just wanted to give a big thank you to the team at Danvers, especially Demi and Chelsea, for all their help with my recent house move. Demi was fantastic throughout the process super supportive, always quick to respond, and really made things feel easy and stress free.
Chelsea was great when showing me around the property very friendly, professional, and made the whole viewing experience comfortable and informative. She also handled all the paperwork really smoothly, which made a huge difference.

It’s not often that things go this smoothly when dealing with property, but thanks to Demi and Chelsea, it genuinely felt straightforward. Really appreciate the effort they both put in

Our experience with Danvers Estate Agents has been one of the most frustrating and mentally exhausting situations — primarily due to the third-party energy provider they promote and include as part of their tenancy agreements.

We moved into a student property at 142 Barclay Street in July 2022, and a serious issue with the energy bill was not resolved until March 2025 — nearly three years later.

As part of our tenancy agreement, we paid approximately £6,000 towards energy bills. The bills were managed through a third-party provider called Energy Combined (legally registered as Westway Waters Seventeen Thirty Six Ltd, according to the UK government). However, energy combined failed to transfer the allowance to the actual supplier, Octopus Energy, and as a result, we received a £7,000 bill around October 2024 octopus energy, despite our tenancy ending in July 2023 — even though we had already paid the majority of it and were only liable for the excess usage.

We were never warned about exceeding our energy allowance during the tenancy. Danvers and Energy Combined only addressed the issue after it became clear that Energy Combined might be liable for the unpaid bill. From that point, Energy Combined attempted to shift the entire cost onto us, completely ignoring the £6,000 already paid.

To make matters worse, Danvers refused to provide any contact details for Energy Combined, and the company has no publicly available address or working contact information. We had no direct way to resolve the issue ourselves. I reached out to multiple organisations — including social support services and ombudsman bodies — but none could help, as third-party utility arrangements like this fall into a grey area.

Throughout the ordeal, Danvers staff kept stalling, repeating that they were “waiting to hear back from Energy Combined.” This line was used for months, despite them being our only point of contact. Danvers claimed that they are doing everything they can within their limits. Which could be true because, emails were answered quickly — but they never included any meaningful updates or resolutions. I even visited their office in Leicester from Oxford to escalate the matter, only to be told again to “call next week we will try to get a reply from energy combined.”

Eventually, I had to contact the building reception where Energy Combined is registered, as that was the only route left to reach them directly. Only after making it clear we were prepared to pursue legal action, with full proof of payment, did Energy Combined finally agree to pay their part.

The issue was finally resolved in March 2025, but only after months of unnecessary stress, debt collection threats, and mental pressure. To be fair, Danvers did reply to emails promptly and remained our only channel of communication throughout. Without their involvement, we would have had no way of reaching Energy Combined at all. Hence the one ⭐️ However, the lack of urgency, ownership, and effective escalation meant the issue dragged on for far too long. Since Danvers actively promoted Energy Combined as part of the tenancy, restricted our ability to contact them directly, and continued to act as the intermediary, they must also be held accountable for the third party’s failure to pay the supplier in a timely manner. The resolution came not because Energy Combined acted responsibly, but because we persisted with documentation and made it clear we were prepared to take legal action.

🔴 Final advice to future tenants: If you’re offered a contract involving Energy Combined (also known as Westway Waters Seventeen Thirty Six Ltd), avoid it if possible. If not, choose a bills-excluded tenancy where you manage utilities directly with trusted suppliers. Avoid third-party utility schemes with no transparency, no accountability, and no support
